What can Wellesley do for you?

Wellesley is an established alternative property finance firm, helping to build more homes in the UK whilst offering its investors attractive rates of interest. It specialises in lending to experienced commercial borrowers within the UK residential housing market.

Since inception, Wellesley has paid its investors over £19.9 million in interest, and provided competitive rates that are typically higher than more traditional investment routes. Wellesley‘s Property Mini-Bond, issued by Wellesley Finance Plc is an ideal choice for an investor seeking a fixed income investment with regular interest payments.

Funds invested into the Wellesley Property Mini-Bond are lent to property developers and in return investors receive a fixed rate of up to 6.00% per annum gross. You can choose from terms of one to five years and whether to receive interest monthly to achieve a regular income, or choose to roll it up and receive it at maturity. Funds are spread across all eligible loans in Wellesley’s portfolio providing maximum diversification, therefore minimising the risk.

It is important to note, that as with most investments investor’s capital is at risk and interest payments are not guaranteed. Property investments may not always go to plan and may suffer from delays or reduction in the value of the assets. Investment through Wellesley is not covered by the Financial Services Compensation Scheme (FSCS).

What do Wellesley invest in?

Wellesley invests its own money alongside investors, into UK residential property. All subscribed funds are lent to property developers who have been rigorously assessed by Wellesley. To date Wellesley has lent over £670million in lending. In March 2017, Wellesley completed a £39.9million loan with construction firm The McGoff Group to fund a 368-unit apartment complex in Downtown Manchester. The project has been split into two phases, and already around 90 per cent of the units have been sold.

Wellesley takes a hands-on approach to its loans and places a huge value on choosing borrowers who have a strong track record. As a result, investors receive rigorously screened and carefully selected investment opportunities.
